Once you have found a property that meets your criteria and you would like to apply, we will need to see ID to meet the current Right To Rent requirements along with proof of address.
The application is to be completed online via a link you will be sent by our referencing company (if you do not have online access, they can complete the form with you over the telephone). Once this has been completed, referencing will begin.
If, for any reason, your application fails due to false or misleading information given to us at any time, you are at risk of losing the property.
Once your application is agreed we will discuss and confirm your move in date. You will receive a tenant pack via E Sign, where all parties involved are required to sign the tenancy agreement. Your rent and deposit need to be paid into our client account three working days prior to your move in date.
When we have given you a move in date, we will then inform you of where to collect the keys from. Prior to collection of the keys, you will also receive an inventory via E-sign which you must check and sign.
You will pay a holding deposit upon application which is equivalent to one month’s rent. If your application is successful, this will be used towards the monthly payment amount. However, if you application is unsuccessful because you fail the Right to Rent check, have provided false or misleading information or you no longer wish to proceed with the tenancy, Black Orange will retain the holding deposit.
If we are managing your property, we will protect the deposit with the (TDS) Tenancy Deposit Scheme. If your landlord is managing the property themselves, we will pass the deposit onto them to protect with one of the three approved schemes.
You will be advised upon sign up if Black Orange will be managing the property. This information can be found in your tenancy pack. If this is the case, you will be given access to Property File, an online portal where you can view all documents relevant to the tenancy, your rent due dates and report any maintenance issues to us. There is also 24-hour cover for all emergencies.
